In 2025, Cadence was the top selling community, driven by both availability from several homebuilders, but also more accessible price points compared to many other areas of the Valley. Summerlin is perennially on the list, with additional acreage potential to keep building. Summerlin has long been known as a premium masterplan. The Villages at Tule Springs, brings many hosing options to the Northeast Valley, with entry-level and move-up options. Development action is really moving in the Northwest, with Sunstone and the planned Monument Hills along with Skye Summit, where the first sale was made to a homebuilder in 2025. Kyle Canyon Gateway is the pioneering development area and one of our favorites, with reasonable proximity to the 215 and one of two main roads to Mount Charleston. In the Southeast, Pulte is performing land development and model construction at Sora at Aries, which is just south of Lake Las Vegas.&amp;nbsp;Land Supply&amp;nbsp;Examining the accompanying map, one can observe that future growth is contingent upon developing BLM lands. Presently, only the lands available within the red perimeter are available to be transferred to private or local public entities. Beyond that, we see topographic challenges, where typically only luxury homes make economic sense to develop. This pressures the land supply for attainable housing and likely drives the need for additional density, including mid and high-rise condominium construction, which fit amenity lifetyle choices well.
